Multi-generational family homes

The defining Delhi brief. Three generations on one floor plate, each needing somewhere that is theirs, in a plan originally drawn for a nuclear family. The work is almost always about rebalancing which room gets the space — the formal drawing room that gets used twice a year is usually the first thing to give ground to the dining area everyone actually uses.

Independent floors and builder floors

Delhi's independent floors come with their own logic: generous ceiling heights, a stair that eats floor area, and services that were installed with more optimism than planning. They reward layout work more than decoration, and they usually have more scope for structural change than an apartment does — though it needs checking before it is designed around.

Compact apartments in the newer sectors

In Dwarka and the outer sectors the constraint flips: the shell is fixed, the plan is efficient on paper and tight in practice, and every square foot of storage has to be won from somewhere. These projects live or die on joinery design and on being honest about what can be stored versus what has to go.

Dust is a material decision, not a cleaning problem

Delhi's air is hard on interiors. Open shelving looks wonderful and needs wiping every other day; high-gloss shows every particle; deep window reveals collect what comes in. We tend to specify closed storage, matt or low-sheen finishes, and washable wall paints in this region for reasons that have nothing to do with taste.

Society permissions and working hours

Most gated societies restrict working hours, service-lift access and material movement, and some require a deposit and approved drawings before work begins. None of it is difficult, but all of it affects the programme. We establish the rules before the schedule is written rather than discovering them in week two.

Summer and the build calendar

Peak summer affects site productivity and slows the drying and curing of civil work, painting and polish. It does not stop a project, but a realistic programme accounts for it — we typically allow an extra week to ten days on schedules that run through the hottest months.

Parking, access and the practical stuff

Delhi's older colonies were not built for the volume of material an interiors project moves. Narrow lanes, no loading space and neighbours with a reasonable objection to a truck outside for three hours all shape how a site runs. It sounds trivial and it is not — deliveries get scheduled around it, materials get staged rather than dumped, and the difference between a site that irritates a street and one that does not is almost entirely logistics planning nobody sees.
